Robert’s practice focuses on commercial real estate development and finance.

Robert focuses on commercial real estate and has substantial experience in representing owners and investors in all aspects of acquiring, leasing, and developing office, retail and industrial property throughout the Western United States. He has experience representing landlords in a wide variety of transactions, including build-to-suit leases, GSA leases and triple net leases. His primary emphasis is in leasing high rise office, retail and industrial space and in acquiring, developing, entitling and constructing LEED-certified state-of-the-art industrial facilities for institutional-grade clients. Robert also focuses on real estate finance, with a special emphasis on construction lending, term financing and energy-related project financing (cogeneration and hydro-electric facilities). He routinely advises clients on matters involving land use and zoning and has broad NEPA and CEQA experience, having represented private clients and municipalities in Southern California in review and approval of discretionary commercial projects.

Robert has special experience developing industrial and commercial projects on Tribal lands, including issues associated with NEPA compliance, construction, Tribal sovereign immunity and Tribal governance. He is also experienced in negotiating and enforcing easements and rights-of-way over Tribal and non-Tribal lands.

Relevant Experience

  • Represented a leading real estate developer in the $64 million initial permanent financing of a state-of-the-art, six-story 138,700 square foot office building, located in Mountain View, California. The property was developed in 2002, and is widely viewed as one of the best buildings in the market.
  • Acquisition, mortgage finance, and redevelopment of a regional health facility in Las Vegas, Nevada.
  • Development of a 750,000 square foot industrial beverage bottling facility.
  • Acquisition and financing of a cogeneration facility in Kern County, California.
  • Development of a water banking and solar energy facility in Kern County, California.
  • Negotiation of a million square foot long-term operating lease for an international private facility in Southern California.
  • Negotiation of industrial lease and distribution center in San Bernardino, California.
  • 5 MW wind turbine facility for an industrial facility in Riverside County, California.
