Shoosmiths real estate acts for Bruntwood on landmark Leeds letting
Shoosmiths’ real estate team has advised Bruntwood on a major new letting at its West Gate development in Leeds.
The office letting - one of the city’s largest in 2023 – sees HM Courts and Tribunal Service (HMCTS) take more than 26,000 sq ft of space at West Gate, located next to Leeds’ civic and financial districts.
The law firm helped negotiate the 15-year lease with the government body, which is responsible for the administration of criminal, civil and family courts and tribunals in England and Wales. The agreement is for three floors at the workspace community, with HM Courts and Tribunal Service now progressing a full fit-out - due to complete in the autumn.
Advising Bruntwood on the deal from Shoosmiths was real estate legal director Emma Tonge, supported by principal associate Adam Barrett and associate Oliver Byrne.
Emma Tonge, real estate legal director at Shoosmiths, said:
“This is a key deal for the West Gate development and wider Leeds office market, which performed strongly in Q1 2023 and continues to show its resiliency. The landmark letting is testament to the quality, well-located office space that continues to be brought forward by Bruntwood.
“Shoosmiths real estate is committed to working side by side with clients in delivering their property strategies. We also see the bigger picture. For Bruntwood, that means working with its team on realising the full potential of developments, both socially and economically.”
Andrew Butterworth, Commercial Director for Bruntwood, commented:
“HMCTS’ relocation to West Gate is a major milestone for Leeds, reinforcing the status of this building as one of the city’s most prominent and sought-after addresses.
“Creating thriving cities where people can prosper is part of our lifeblood, and we are committed to providing the very highest quality workspace in Leeds and across Yorkshire, including ongoing work at our flagship West Village development, a new destination that heralds innovation, collaboration and community. We look forward to welcoming the HMCTS team to their new home later this year.”
