Shoosmiths’ support sees Hallam Land advance major development site in Coventry

November, 2024 - Milton Keynes, England

Shoosmiths has supported Hallam Land throughout its landmark development project at Eastern Green, Coventry.

The law firm’s real estate experts have advised the land promotion and planning business on delivering its aims for the Pickford Gate project in Coventry - acting on the original promotion agreement with the landowners, joint venture agreements with other parties to ensure deliverability of the new community, as well as advising on the infrastructure and funding agreements at the site.

The site has obtained consent for 2,400 homes, 15 hectares of employment/business space, a new local and district centre and a three form entry primary school.

To date, Hallam Land has successfully completed the sale of land for up to 738 new homes: 491 plots being sold to David Wilson Homes in September 2024, following a previous sale of 247 plots to Countryside in March 2023, with both deals contributing to Hallam Land's goal of achieving an annual sales target of 3,000 plots.

Shoosmiths has now concluded the further sale of 52 acres of land for industrial and logistics development at Pickford Gate, Coventry to an investment management company for an undisclosed sum.

The law firm’s project team was led by Tom Hall, partner and strategic land head at Shoosmiths, with specialist support from Steven Richardson, Stacy Dawes and Holly Gerard.

Nick Duckworth, managing director of Hallam Land, said:

“We are very grateful to Tom and his team at Shoosmiths for the professionalism and hard work they have put in to enable the exchange and completion of not only this transaction, but also all of their involvement at Pickford Gate. Having a trusted adviser working with you, who are market leaders, helps us to deliver on our objectives as a company and to ensure our landowners can realise the best value from their sites.”

Thomas Hall, partner and strategic land head at Shoosmiths, added:

“Shoosmiths’ involvement with the Pickford Gate site dates back to 2015, when the firm supported on securing the initial planning promotion agreement with the landowners. Our team has since worked closely with Hallam Land on each critical phase, addressing key infrastructure and funding matters.

“Pickford Gate is a transformative development. We are proud to be assisting Hallam in bringing it forward, with the business successfully completing several major sales to the housebuilding and commercial real estate sectors. This is not only important for realising Hallam’s vision for the site, but also creating a long-term legacy through the provision of new homes, public spaces, employment opportunities, and infrastructure, including a primary school and a range of community facilities.”
